Exterior Repainting for Sydney Strata Buildings

The exterior of a strata building is exposed to sunlight, rain, moisture, pollution and normal movement throughout the year. When coatings begin to fade, chalk, crack or peel, repainting is not only about improving appearance. Correct preparation and a suitable coating system help protect the underlying surfaces and make future maintenance easier to manage.

A1 Painting Group provides exterior strata painting for apartment blocks, unit complexes, townhouses and mixed-use buildings across Sydney. We work with strata managers, building managers and owners corporations to assess the existing condition, define the proposed scope and plan access around residents, visitors and normal building operations.

Every property is different. The required preparation, access method, coating specification and work sequence are confirmed after an onsite inspection rather than assumed from photographs alone.

Exterior Strata Painting Services

Façades, Render and Masonry

Repainting for rendered walls, masonry, concrete and other previously coated exterior surfaces. The existing coating and substrate are assessed so the preparation and primer requirements can be included in the proposed scope.

Balconies, Soffits and External Corridors

Painting for balcony walls, ceilings, soffits and open external walkways where included in the agreed works. Access to units and shared paths can be staged to reduce disruption and keep residents informed.

Balustrades, Handrails and Metalwork

Preparation and recoating of suitable painted balustrades, rails, gates and exposed metal elements. Areas showing corrosion or coating failure are assessed before the coating system is specified.

Eaves, Fascias, Trims and Doors

Exterior detail painting for eaves, fascias, trims, entry doors, service doors and other painted architectural elements. These details are coordinated with the main façade colours for a consistent building finish.

Boundary Walls, Fences and Shared Structures

Painting for front walls, fences, gates, bin enclosures and other external common-property structures included in the project scope.

Staged Exterior Maintenance Painting

Where a complete repaint cannot be completed in one programme, work may be divided into practical stages based on condition, access priorities and the owners corporation’s approved budget.

Preparation Before Exterior Strata Painting

The durability of an exterior repaint depends heavily on what happens before the finish coats are applied. Painting over dirt, loose material, chalking surfaces or unresolved moisture-related defects can shorten the life of the system.

Following inspection, preparation may include:

– pressure cleaning or suitable surface washing;
– scraping and removal of loose or flaking paint;
– sanding and feathering of coating edges;
– filling minor cracks and surface imperfections where appropriate;
– patching suitable damaged areas within the agreed painting scope;
– spot priming or full priming where required;
– masking and protection of windows, landscaping and adjacent finishes; and
– treating compatible metal surfaces before recoating.

Painting preparation is not a substitute for structural, waterproofing, concrete remediation or building-envelope repairs. Where defects appear to fall outside normal painter’s preparation, they should be assessed and rectified by the appropriate contractor before the affected area is painted.

Access Planning and Minimal Disruption to Residents

Exterior strata painting often requires access to elevated walls, balconies, driveways, gardens and shared entrances. During the site inspection, we review the building layout and the areas included in the scope so an appropriate work sequence can be developed.

Depending on the property and approved project plan, access may involve ladders, mobile scaffolds, elevated work platforms or other specialist access arranged for the project. The selected method depends on building height, ground conditions, reach, obstructions and site requirements.

We coordinate with the strata or building manager regarding working hours, resident notices, balcony access, parking restrictions, pedestrian routes, protected areas and daily site housekeeping. Work can be completed elevation by elevation or in defined zones so residents understand which areas are affected and when.

Exterior Strata Painting FAQs

What exterior areas of a strata building can you paint?

Depending on the agreed scope, exterior painting may include façades, rendered walls, balcony walls and soffits, external corridors, eaves, fascias, trims, doors, balustrades, handrails, fences, gates and common-property structures.

We conduct an onsite inspection to review the proposed areas, existing surface condition, access requirements and staging. The quotation can then document the painting scope, preparation, coating approach and relevant exclusions.

In many cases, yes. Work is planned in zones and coordinated with the strata or building manager. Some balconies, entrances, parking spaces or pedestrian areas may require temporary access restrictions while nearby work is underway.

The access method is selected after inspection and may involve ladders, mobile scaffolds, elevated work platforms or specialist access, depending on the building and site conditions. Any access assumptions should be clearly included in the quotation.

Minor preparation may be included within the painting scope where appropriate. Structural cracking, water ingress, failed waterproofing, concrete defects or extensive render repairs may require assessment and rectification by an appropriate contractor before painting.

The coating system depends on the substrate, condition, previous coating and exposure. We assess these factors before recommending compatible primers and exterior finish coats for the agreed surfaces.

Yes. Where practical, the work may be divided by elevation, building, priority area or approved maintenance stage. Staging should be planned before commencement so access, colour consistency and site establishment are properly considered.

We can provide a written scope and quotation, along with relevant insurance and safety documentation required for the agreed project. Confirm any committee-specific submission requirements before the quotation is finalised.
